| خبراء: الاستقرار الاقتصادي في الخليج صعد بالاستثمار العقاري إلى المرتبة الثانية بعد النفط مشاريع عقارية خليجية ضخمة تنعش تداولات السوق العقاري
أدت الطفرة النفطية في منطقة الخليج العربي وما صاحبها من تطور وتنمية في المنطقة إلى ارتفاع مستوى دخل المواطن الخليجي الذي يحظى برعاية كاملة من مختلف المؤسسات الحكومية في بلاده* كما أدى الاستقرار الاقتصادي والاجتماعي والسياسي إلى فتح آفاق عمل ومشاريع اقتصادية كبيرة ومتنوعة كان من أبرزها المشاريع العقارية والاستثمار في مجال المحافظ المالية العقارية مما جعل الاستثمار العقاري في المرتبة الثانية بعد النفط إن لم تكن الأولى في بعض البلدان.
ومنذ تأسيس مجلس التعاون الخليجي فإن القرارات التي صدرت عنه بشأن التملك والاستثمار لمواطني المجلس دفعت بالعديد من المستثمرين إلى التوسع في استثماراتهم، لا سيما في القطاع العقاري مما أوجد «فورة» في هذا القطاع الواعد على حد قول المستثمرين.
وكان للكويت السبق في إقامة المعارض والمؤتمرات الدولية والتي كان لها أثر كبير على نجاح عدة مشاريع عقارية وعملت أيضاً على تقريب وجهات النظر بين المستثمرين الخليجيين بعضهم بعضا وخلقت حالة من التواصل الاستثماري بين المستثمرين ومواطني دول المجلس والتعريف بالشركات ومنتجاتها والخدمات التي تقدمها، بالإضافة إلى عرض الفرص الاستثمارية في المنطقة.
«الشرق الأوسط» استطلعت آراء وأفكار رؤساء ومديري الشركات العقارية الخليجية المشاركين في معرض العقار الخليجي في الكويت عن حالة السوق العقاري وأيضاً تركت لهم المساحة لتعريف كافة المستثمرين ومواطني دول مجلس التعاون الخليجي بأهم الفرص الاستثمارية في المنطقة.
في البداية قال مدير الاستثمار الدولي بشركة دار الخليج العقارية فيصل الكندري إن كثرة المعارض العقارية في دولة الكويت لها أثر كبير وذلك لأن المواطن الكويتي بطبيعته محب لتنويع استثماراته العقارية في مختلف دول الخليج فضلاً عن كونه أجرأ مواطن خليجي على الاستثمار العقاري، كما ان العقار الخليجي يعتبر أرخص وأفضل استثمار بالنسبة للمواطن الكويتي خاصة في ظل ارتفاع أسعار العقارات المحلية في دولة الكويت ومن ناحية أخرى أفاد الكندري أن الشركة قد أعدت مجموعة من المشاريع العقارية المميزة في عدد من العواصم الخليجية والعربية والعالمية، مضيفاً أن هناك مشروعا جديدا في دبي بنظام المساهمة ومشروع أبراج الإشراك في الشارقة والذي يتألف من 1000 وحدة سكنية تقع على مساحة 5574 مترا مربعا على قناة القصباء وتتميز بإطلالتها على بحيرة خالد هذا إلى جانب العديد من المشاريع العقارية والشقق والأراضي السكنية داخل وخارج دولة الكويت وخارجها، بل وحتى في بعض الدول الأوروبية.
وأوضح الكندري أن شركة دار الخليج منطلق إيمانها بأن الاستثمار الخليجي يعد من أأمن أنواع الاستثمارات، فقد اتجهت لطرح مشاريع إسكانية مميزة في عدد كبير من المدن الخليجية المتميزة ومنها على سبيل المثال (صلالة) التي تطرح فيها الشركة شقق تمليك تبدأ أسعارها من 7 آلاف دينار كويتي بالإضافة إلى مدينة (صحار) التي تعد من المناطق الواعدة والتي يجري حالياً بناء مصفاة للبترول وميناء ومطار دولي فيها، مشيراً إلى ان الشركة ستطرح في صحار مجموعة كبيرة من الأراضي الاستثمارية والتجارية والصناعية والسكنية، وان بعض هذه الأراضي يطل على البحر مباشرة في حين يطل البعض الآخر على الطريق التجاري السعودي العماني الذي سيفتتح قريباً والذي سيربط بين كل من السعودية وعمان والإمارات العربية المتحدة. ومن جهته قال رئيس مجلس إدارة شركة ماجيك هوم العقارية مؤيد السليم إن مشاركة الشركة في معرض العقار الخليجي تهدف إلى تطوير مفهوم التسويق العقاري وإيجاد فرص استثمارية تتناسب مع احتياجات المواطن الخليجي والمقيمين، مبينا أن الشركة تسعى من وراء مشاركتها هذه إلى التواصل مع عملائها لا سيما أن قطاع الأراضي والعقار بات يهم شريحة كبيرة من المواطنين الخليجيين.
وأعلن السليم عن عدد من المشاريع العقارية التي ستطرحها الشركة والتي ستضم أفضل العروض والمواقع المتميزة بتسهيلات بنكية غير مسبوقة مشيراً إلى ان من بين المشروعات التي سيتم طرحها مشروع (ويست سايد) بدبي مارينا وهو المشروع الذي يمتاز بالموقع المتميز والأسعار التنافسية هذا بالإضافة إلى مشاريع أخرى مختلفة في دبي.
ومن جانب آخر قال وكيل التسويق لشركة ستايل هوم العقارية مساعد الجاسم وهي شركة متخصصة في مجال شقق التمليك بإمارة الشارقة ان إمارة الشارقة تزخر اليوم بإطلاق العديد من المشاريع التي يرى المراقبون فيها نقلة نوعية ملموسة في مجال الإعمار والتشييد وتتنافس العديد من الأطراف لتضع اياديها على استحقاقات التطور المستحدث في الإمارة.
وأعلن الجاسم عن إطلاق الشركة لمشروع (أبراج علياء) بتكلفة 100 مليون درهم وذلك في موقع بمنطقة النهدة بإمارة الشارقة حيث تقع على شارع النهدة الرئيسي مقابل مركز صحارى، أكبر مركز تسوق بإمارة الشارقة، وقد تم المشروع وفقاً لأرقى المعايير حيث انه يضم شققا واسعة وتجهيزات متطورة وتقنيات اتصال حديثة ويتألف من برجين بارتفاع 30 طابقا متصلة في طوابق مواقف السيارات ومنفصلة في الشقق السكنية وبكل برج حمام سباحة وناد صحي. ومن ناحية أخرى أشار إياد الشارخ مدير ادارة التسويق لشركة ماس العالمية العقارية إلى ان أهمية المشاركة في مثل هذه المعارض تتمثل في ان هذا المعرض وكما يتضح من اسمه، هو معرض خليجي ومنتجات شركة ماس العالمية في ذات الوقت منتجات خليجية، مضيفاً أن هناك توجهاً كبيراً في الكويت نحو سوق العقار الخليجي بشكل عام (السعودية، عمان، الإمارات، قطر والبحرين).
وفي تعليقه على تتابع المعارض العقارية في دولة الكويت وبفترات زمنية متقاربة قال الشارخ ان القضية ليست قضية تتابع معارض بقدر ما هي قضية تحضير جيد لهذه المعارض، إذ ان الخطورة تكمن في تنظيم المعارض بدون إعداد جيد مما يقلل من حماسة الجمهور لحضورها.
